Hotel Policies
We completely understand situations arise where you may need to cancel or reschedule your stay with us!
However, due to the size of our Inn, cancellations affect us significantly.
Here are the policies for our property if you decide to stay with us:
Reservation & Cancellation Policy
Reservations are paid in full at the time of booking.
Reservations can be cancelled or changed two weeks prior to check in.
A refund, minus a $50.00 cancellation fee per room canceled, will be credited to the card used for the reservation.

Cancellations within 14 days of arrival are NON-REFUNDABLE and are charged the full amount. If you wish to cancel your reservation outside of the 2 week window, you will be charged a $50 cancellation fee per room reserved.

Early departures are considered a cancellation and are non-refundable.
Reservations through a third-party website (Expedia, Booking.com, Hotels.com...) must be cancelled directly with that vendor to be valid.
Reservations made by credit card cannot be refunded if older than 120 days and a full credit forward will be provided valid for 12 months in those circumstances.

Check-in Starts at 3:00 PM*
Check-out: 11:00 AM

Front desk hours: 9:00 AM to 6:00 PM

No Smoking & No Pets
​
The Homestead Inn and our grounds are
No Smoking and Pet Free.
​
A Cleaning fee of $150.00 will be added if a guest smokes in a room.
They will also be asked to leave without refund.
Bed & Breakfast Policy
Due to the size of our Inn we only offer breakfast to those who book the Bed & Breakfast Building.

Main house Bed & Breakfast rooms are double occupancy only, besides our Cottage Suite. These rooms are decorated/ themed individually and have breakfast included in the booking price.
Children 12 and over are welcome and must be accompanied by a parent!
The Treadwell Annex Standard Hotel rooms Do not have breakfast included and welcome children of all ages!

This building is ideal for those wishing to come and go , and several rooms are equipped with multiple beds to accommodate families!
